Improve your residential home or investment property value

The mercury’s plummeting, the mountains are dusted in snow and the ski fields are getting ready for action. Winter’s always a busy time for the south, and the property market is no exception. Contrary to popular belief, winter’s not a bad time to sell a property – in fact, with less on the market, the lack of supply can actually drive prices upwards.

Bringing your property to the market in winter requires some thought into preparation – get it right, and you can add significantly to the final sale price and give the new owner assurance of the value of their asset into the future.

Consider the heating

Good heating will add efficiency and convenience to a residential home or investment property. Quality heating will also give prospective purchasers confidence that they will not have any immediate costs preventing them from getting comfortable in their new residential property. A heat pump or HRV system can significantly improve air quality and reduce dampness – though it’s essential to ensure you get a model that can handle our Otago winter temperatures.

Let the light in

Established trees are beautiful, though they can impact the internal environment of a residential home or investment property as overhanging branches can obscure light inside the house and drop leaves filling gutters and leaving the exterior of the house looking messy. Consider solar tubes or skylights to bring extra light to darker areas of the home and look at powerful yet efficient LED lighting options.

Insulate

If a property has the potential to be an investment purchase, it will need to meet new insulation standards to be lettable to tenants. Review your existing insulation and look at costs to upgrade – adding it prior to sale can make it easier for an investor to decide to buy your property.

First impressions count

Water blasting the exterior, driveway and paved areas can help with creating an improved first impression, even on a modern home. Trim hedges and shrubs and pull out weeds – most people are looking for a property that doesn’t need a great deal of maintenance. 

Showtime ready

When you have viewings or open homes, ensure every room is warm and uncluttered. Cold homes are extremely uninviting. If you have a fireplace or gas fire, light it up – this will improve the ambience and assist purchasers in warming to your home. It also never hurts to appeal to potential buyers senses with a subtly scented candle and soft throws and cushions.
